Description: This facility is available for sale or lease. The site is approx. five (5) acres with frontage of 334' along Hwy. 54. An additional four acres is optional. Building one: Steel structure, built in 1996. The entire building is serviced by 3-phase electric with capability of 880 volts. There is a combination septic tank-siphon chamber with three clean outs and a 142' drilled water well.

The first warehouse section is 10,380 sq. ft., fully insulated in the ceiling and walls but is not heated. There are two 20'x14' overhead doors, 16' clear height and a firewall separating the next section.

The second section is a paint booth area measuring 25'x70' with two 14'x14' overhead doors. This section is also insulated and is heated.

The third section is a truck repair area containing a floor drain, air makeup, and measures 25'x70'. This section is also insulated and heated and contains two 14'x14' overhead doors and a fire-rated wall.

The fourth section measures 75'x70' and is a fabrication area containing two 20'x14' overhead doors. This section is also insulated, heated, and contains two 5-ton hoists, air makeup, 16' ceilings, and hydraulic system and air lines.

The fifth section measures 82'x40'. It is insulated, heated, and contains two 20'x14' doors with 16' clear height.

Building two: Steel structure containing 7,500 sq. ft. of enclosed area with 18' clear height. There is one 35'x16' bi-fold overhead door. Although partially insulated, the building is not heated and is serviced by a 200 amp. electric service. There is a covered outside storage area containing 3,000 sq. ft.
